WITH THE STOCK MARKET CONTINUING TO BE UNPREDICTABLE,
Purchasing a condo at the "pre-construction stage" is an excellent way to
invest. The price is usually below current market and, by the time the building
is completed, which normally takes 1 1/2 to 2 years, the condo should have
appreciated significantly.
Normally a $5,000 to $10,000 REFUNDABLE Deposit is required to reserve a condo.
It normally takes at least 6 months for the Developers to receive approved
Condominium Documents back from the State of Florida and to finalize the
permitting process. Once this is done, you'll have 15 days to review the
Condominium Documents and ask any questions. If everything you've learned about
the development is acceptable, an additional deposit totaling 20% down is
required. This can be in the form of cash or, in many cases, 10% of the deposit
can be by Irrevocable Letter of Credit. If the information you've received is
not acceptable, a simple call can revoke your Reservation and your initial
deposit would be refunded (normally with interest.)
Once you've entered into "hard contract", there is nothing else to do until the
building is completed. At that time you would close on the condo or assign your
interest in your condo for a profit. It is very likely that, by the time the
building is completed, the condo would have appreciated greatly. In many cases,
appraisals have been received showing $100,000- to $200,000 or more in
appreciation upon completion of the development!
The west end of Panama City Beach is the next "happening" area. The beach is
gorgeous after being restored a couple years ago. The Simon Group is developing
a 93 acre parcel across the street from the beach which is called PIER PARK and
will offer a 3,500 seat amphitheater for entertainment, upscale shopping,
